Why Are Valuations Required?
There are a number of reasons why you might want to get a professional valuation completed. Below we’ve explained a number of the common reasons:
Probate:
On the passing of a family member or loved one, to administer the Estate a Certificate of Probate has to be issued. Part of this process a valuation of all assets is required. We are highly experienced in this process and have worked with solicitors in all of the major towns in Westmeath, Longford and further afield. We have a wealth of local knowledge in values during this difficult and sensitive time for family and relatives.
Transfers:
In the process of a transfer of property from one generation to the next, a valuation of the asset in transfer is required to ascertain the taxable value. We have a high level of experience in these transactions, the process and values of all aspects of a property transfer.
In the changing of a business status from sole trader to company status a valuation can be required to ascertain the value of the transfer for revenue purposes and estimation of asset at the time of change over.
Livestock/Machinery:
Livestock and machinery valuation for sale, insurance, transfer and account valuation. We have years of experience in all livestock and machinery valuation.
Local Property Tax (L.P.T.):
With the advent of LPT, the changing values of property and the difference in the levels of payment, it is essential that the home owner has the actual value of their property. If required a certified value from a local knowledgeable Auctioneer maybe be necessary.
Compulsory Purchase Order (C.P.O.):
We have significant experience in CPO valuing and negotiating with acquiring authority. We have worked on all local major new roads including the M6 motorway and local County Council re-alignments negotiating for land owner with Council.

Valuation Process
After your initial consultation expect 4 to 5 working days for us to arrange and complete an inspection. Once the inspection is completed it will take a further 4 to 5 working days for us to complete any required research and produce a certified valuation.
Important Information
It is important to understand that for us to achieve an accurate valuation we require all facts relating to the property or asset to be disclosed. We need access to inspect the property, asset, livestock or machinery at a mutually agreed time or times.
